Who this is for

Landlords, housing societies and letting agents across India who are choosing between applicants and want more than a self-declared employer and a photocopied ID.

The problem

Most landlords verify a tenant by collecting a photocopy of an Aadhaar card and a promise. Documents are trivially edited, references are often friends, and a police verification form takes weeks and rarely comes back. Meanwhile you are deciding this week.

How it works

  1. 1You raise a request with the applicant’s name and whatever identifiers they have given you.
  2. 2They receive a link, see exactly what will be checked and why, and either agree or decline. Nothing is looked up before they do.
  3. 3Checks run against the sources we are connected to, and you get a report with each finding, its confidence, and what it does not tell you.
  4. 4The applicant gets a certificate of what they consented to, which anyone can verify independently.

What is included

  • Identity structure validation on the PAN they supply, which catches a fabricated or mistyped number outright
  • GSTIN check-digit validation where the tenant runs a business
  • Screening against published international sanctions and watchlists
  • A written assessment that says plainly what was and was not established
  • A downloadable PDF report and a consent certificate the tenant can verify

What is not included

Said plainly, because a background check that quietly omits something is worse than one that names its limits.

  • Indian criminal or court records. We are not connected to a court-records provider, and we will not imply otherwise. A clear report from us says nothing about whether someone has a case against them.
  • Police verification. That is a separate statutory process with your local police station.
  • Credit scores or rental payment history.

Common questions

Do I need the tenant’s permission?

Yes, and the product enforces it rather than assuming it. No check runs until the applicant has personally signed a consent form on their own device. Under the Digital Personal Data Protection Act, 2023, checking someone without their agreement is not lawful, and a verification you cannot evidence consent for is worth very little if it is ever disputed.

What if the tenant refuses?

They can decline, and you are told. That is a real answer rather than silence: you know they were asked, you know they said no, and you can weigh that however you see fit. What you cannot do is check them anyway.

How long does it take?

The checks themselves take under a minute once consent is signed. The waiting is on the applicant, which is entirely in their hands.

Can I verify someone who has already moved in?

Yes, with the same consent step. An existing tenancy does not remove the need for their agreement.

What happens to their data afterwards?

Personal data is deleted automatically 30 days after the request is raised. The tenant can also withdraw consent at any time, which stops all processing and brings the deletion forward.

Is this valid across all Indian states?

The consent framework and the DPDP obligations apply nationwide. The data sources we are connected to are national rather than state-specific, so a tenant in Kerala is checked against the same sources as one in Punjab.
